Plant Prefab New Detached ADU: The Los Angeles Owner’s Guide

If you own a Plant Prefab home in Los Angeles and need a new detached ADU, you’re likely looking at a full replacement or a major structural rebuild rather than a single-part swap. A complete Plant Prefab-compatible detached ADU in Los Angeles typically runs $180,000 to $320,000 installed, depending on size, site prep, and utility connections. Most owners discover they need this work after a failed foundation, roof damage from a heavy storm season, or an original build that was never properly permitted.

We’re Lodgewick ADU Los Angeles, an independent service provider. We’re not affiliated with Plant Prefab, but we work on their systems every month. We know how these panels go together, what fails first in L.A. weather, and what it costs to fix it right. Russ Delmar, our owner, grew up in the Palms neighborhood and has spent the last fifteen years focused exclusively on ADUs, garage conversions, and home additions across Los Angeles.

Which Plant Prefab Models This Applies To

Plant Prefab builds panelized and modular homes, and their ADU line spans several series. The most common we see in Los Angeles are the LivingHome ADU series in the 350 to 700 square foot range. If you have a Plant Prefab detached unit, check the metal tag on the exterior wall near the utility panel or the label inside the mechanical closet. It will list the model, serial, and build year.

Here’s the compatibility gotcha that catches a lot of owners off guard: Plant Prefab uses a specific wall panel dimension and connection system that does not swap cleanly with generic framing or other prefab brands. If you need to replace a section of wall or a roof panel, the replacement has to match the original panel grid, which is usually 4 feet on center. An experienced ADU builder can match that grid, but a general contractor who has never touched Plant Prefab will often quote a lower price and then discover mid-project that the panel seams don’t line up. We’ve fixed that exact mess in Encino, Silver Lake, and twice in the San Fernando Valley.

For a full new detached ADU, you have two paths: order another Plant Prefab unit directly from the manufacturer, or build a stick-framed ADU with us that matches or exceeds Plant Prefab’s insulation and air-sealing standards. Both are valid. The prefab route has a longer lead time, usually 4 to 8 months in Los Angeles. The stick-built route can start sooner and gives you more control over layout changes.

Signs Your Plant Prefab New Detached ADU Is Failing

If you landed here because something feels wrong, here are the symptoms we see most often on Plant Prefab detached units in Los Angeles:

  • Water staining along wall-to-roof seams. This is usually a failed sealant joint where the roof panel meets the wall panel. Los Angeles gets long dry stretches, but when the rains come, a dried-out sealant bead lets water in fast. The damage often shows up first as a soft spot near the ceiling corner.
  • Doors or windows that suddenly stick or won’t latch. Prefab units settle, especially on L.A.’s expansive clay soils. If the foundation has shifted even a quarter inch, the unit’s rigid panel connections can bind. This isn’t a hardware problem; it’s a structural one.
  • Visible gaps at panel seams inside or outside. Panelized construction relies on tight seam tolerances. When you can slip a credit card between panels, the building envelope has failed. In L.A.’s dry heat, that gap also invites drywood termites into the wall cavity.
  • Musty smell that won’t clear, even after cleaning. Mold inside a Plant Prefab wall often starts at a failed seam or a blocked weep hole. By the time you smell it, the moisture has been sitting in the wall cavity for weeks or months.
  • Floor bounce or a visible sag near the center of the unit. Plant Prefab floor cassettes are engineered for specific spans. If you feel bounce or see a sag, the floor cassette may be delaminating or the support piers have shifted. This is a structural issue, not a cosmetic one.

Replacement Cost & What’s Included

For a full Plant Prefab-compatible new detached ADU in Los Angeles, here’s honest pricing based on what we’ve quoted and built over the last several years:

  • 350 – 450 sq ft one-bedroom detached ADU: $180,000 – $240,000 installed
  • 450 – 600 sq ft two-bedroom detached ADU: $230,000 – $280,000 installed
  • 600 – 750 sq ft two-bedroom with full kitchen: $280,000 – $320,000 installed

These numbers include site prep, foundation or piers, all utility trenching, the build itself, permitting, and final inspection. What drives the range is your lot: slope, soil type, utility distances, and whether we need to remove an existing failed structure. Los Angeles hillside lots in places like Mount Washington or El Sereno add real cost because of foundation engineering and retaining walls. Every Lodgewick quote is a written line-item price before any work starts. No change orders at the door, no “we found something” surprises. If we miss something in estimating, that’s on us, not you.

Every new ADU we build comes with the 365-Day Done Right Promise. If something isn’t right within a year, we come back and make it right. That commitment is in writing on every project.

DIY or Call Us?

If your Plant Prefab unit has a failed seam or a sticky door, there are a few things you can safely check yourself. Look for visible cracks in the caulking around windows and at wall-to-roof intersections. Check whether any soil has eroded away from the foundation piers after a rainy season. Note when the problem started and whether it gets worse after heavy rain or temperature swings.

What you should not do is cut into a panel, remove a wall section, or try to jack up a sagging floor. Plant Prefab panels are structural. Cutting one without understanding how the load transfers through the panel grid can weaken the entire unit. We’ve had to rebuild two walls in Los Angeles where a well-meaning homeowner cut into a panel to chase a leak and accidentally severed a shear element. That’s a $30,000 mistake on a $400 repair.

If you’re not sure what you’re looking at, call us at (213) 698-7116. We’ll walk you through what to check, and if it needs eyes on it, we’ll schedule a visit.

Which Lodges We Service

A new bathroom inside a converted garage

We build and repair detached ADUs across Los Angeles, from the Westside to the San Gabriel Valley. We work regularly in Palms, Mar Vista, Culver City-adjacent neighborhoods, the San Fernando Valley, Echo Park, Silver Lake, Highland Park, and down through South L.A. If your Plant Prefab ADU is in Los Angeles County, chances are we can get a crew to you.

We also maintain parts and materials familiarity with other prefab brands: Abodu, Cover, Dvele, Mighty Buildings, Boxabl, and Tuff Shed. If you’re not sure which manufacturer built your unit, bring us a photo of the exterior and the tag near the utility panel and we’ll help you identify it.
