Mighty Buildings New Detached ADU: The Los Angeles Owner’s Guide
If you own a Mighty Buildings detached ADU in Los Angeles and a component has failed, a replacement part installed by our crew typically runs $350 to $2,800 depending on what gave out, and we stock the most common failure items on the truck for same-day installation. Most owners discover the problem the hard way: a panel that won’t seal, a utility connection that corroded faster than it should have, or a module joint that started weeping during a Santa Ana wind event. The good news is that none of these failures requires a new ADU. The realistic news is that Mighty Buildings panels and connections are not generic lumber-yard parts, and matching them correctly matters.
We’re an independent Los Angeles service provider, not affiliated with Mighty Buildings. We work on their detached ADUs regularly and know which components fail first in our climate and which replacement parts actually hold up.
Which Mighty Buildings Models This Applies To

Mighty Buildings has produced a few distinct detached ADU lines in the Los Angeles market, and parts compatibility depends on which generation you own. Early Mighty Mod units (roughly 2019 to 2021) used a light-gauge steel chassis with 3D-printed polymer composite wall panels. Later Mighty ADUs shifted to fiber-reinforced polymer panels over a steel frame, with different fastener spacing and a different sealant spec at the module joints. If you’re not sure which one you have, look for the metal data plate mounted inside the mechanical closet or near the electrical panel. The plate will show the model designation and serial number, and that’s the fastest way for us to confirm the right part before we show up.
One detail worth knowing: Mighty Buildings panels from the early Mighty Mod run used 6-inch on-center fastener spacing at the seams. The later panels run 8-inch spacing. A replacement panel for one generation will not line up cleanly on the other without new holes, which compromises the weather seal. We keep both generations in our parts reference so you don’t end up with a mismatched panel that leaks at the first real rain. If the data plate is missing or faded, we can usually identify the generation from the panel profile and the corner connection hardware.
As for OEM versus aftermarket: for structural panels and module joint gaskets, we recommend OEM or OEM-equivalent. For things like door thresholds, window flashing, and utility chase covers, a quality aftermarket part matched to the exact dimensions usually performs as well as the factory piece and often costs 30 to 40 percent less. We’ll tell you which situation you have and quote both options when one exists.
Signs Your Mighty Buildings New Detached ADU Is Failing
- Water staining at the interior module seam. This is almost always the joint gasket between modules degrading faster than designed. Los Angeles sun exposure plus our wet winters cause the factory gasket to shrink and crack, and once water finds the seam it channels along the steel frame. Left alone, you’ll see mold and then frame corrosion.
- A panel that flexes or sounds hollow when you knock on it. Composite panels can delaminate from their frame over time, especially on the west-facing wall that catches the full afternoon sun. A delaminated panel loses insulation value and lets air move between the layers, which means higher cooling bills and a room that never quite holds temperature.
- Gaps at corner connections. The corner hardware on some Mighty units uses a two-piece connector that shifts with repeated thermal expansion and contraction. You’ll see the gap widen in summer and close in winter. If you can slide a quarter into the gap, it’s time for a hardware replacement and reseal.
- Utility chase cover that no longer sits flush. These covers protect the plumbing and electrical runs between the ADU and the main house. Exposure to sun and soil moisture warps the plastic over a few years, and a warped cover lets rodents and debris into the chase. That leads to chewed wiring, which is a fire risk and a much more expensive repair.
- Persistent musty smell with no visible leak. Moisture gets behind the wall panels through a failed window flashing or door threshold, then stays trapped. By the time you smell it, the framing behind the panel has been wet a while. This one usually means replacing the flashing and drying out the cavity before reinstalling the panel.
Replacement Cost & What’s Included

In Los Angeles, a Mighty Buildings new detached ADU part replacement installed by our crew generally runs:
- Module joint gasket replacement: $350 to $900 depending on seam length and access
- Single wall panel replacement (aftermarket equivalent): $900 to $1,800 installed
- Corner hardware replacement and reseal: $500 to $1,200 per corner
- Utility chase cover replacement: $300 to $600 including sealing
- Window or door flashing replacement: $400 to $1,100 depending on the opening
Every quote includes the part, labor, sealant, cleanup, and our written Kingswell Guarantee on the work. You’ll get the price in writing before we start, and if the repair fails within 365 days, we come back and fix it at no charge. That’s the Done Right Promise, and it’s on paper every time. The range depends mostly on access: a ground-level panel on a clear lot is fast work; a corner on a hillside ADU that requires ladder time and careful shoring runs higher. Russ Delmar grew up in the Palms neighborhood and knows how tight Los Angeles lot setbacks get when the ADU sits close to a fence or retaining wall.
DIY or Call Us?
Here’s the honest split. You can safely inspect the exterior of your Mighty Buildings ADU: check for visible gaps at corners, look at the utility chase cover, and note any water staining inside. That’s useful information for us before we arrive. What we don’t recommend is pulling panels or joint gaskets yourself. The module joint gaskets sit under tension from the steel frame, and removing one without releasing that tension properly can spring the panel edge and damage the adjacent panel. Some Mighty units also route low-voltage wiring behind the chase covers, and cutting into the wrong area with a utility knife can nick a live line. Call (213) 698-7116 first. We’ll talk you through what you’re seeing and tell you honestly whether it’s wait-and-watch territory or worth a service visit. Estimates are free.
FAQs

In our experience, the module joint gaskets and door thresholds are the first things to go, typically between years 5 and 8 in Los Angeles. The wall panels themselves are good for several decades if kept sealed and flashed correctly. Everything wears faster on the sun-exposed west and south faces.
Sometimes, yes. Corner hardware can often be adjusted and resealed without full replacement, and a threshold can be re-bedded if it hasn’t cracked. But gaskets and delaminated panels need replacement, not patching. We’ll tell you which category you’re in before any work starts. Call (213) 698-7116 if you’re not sure.
Most single-part replacements on a Mighty Buildings ADU take half a day to one full day. A full perimeter gasket replacement can run two days if ladder access is tight. We give you a defined arrival window before the appointment, and we don’t treat your project as an all-day open-ended visit.
We stock the common failure items on the truck: joint gaskets, corner hardware, chase covers, and flashing. If you need a full replacement panel, we source it to your unit’s exact generation and usually have it within a few business days. For owners with an Abodu, Cover, or Dvele ADU, we carry compatible parts for those units as well.
