At Lodgewick ADU Los Angeles, most James Hardie home addition projects in Los Angeles run $145 to $260 per square foot all-in, and we put that number in writing before the first wall goes up. This page is for Los Angeles homeowners who already have James Hardie siding or plan to spec it on a new addition. You want the new work to look like it was always there, not like a patch job bolted onto the house. That’s the whole ballgame.

How James Hardie Products Fail – and How We Fix Them

James Hardie fiber cement is tough, but Los Angeles has its own ways of testing it. Here’s what we see in the field, line by line.

  • HardiePlank lap siding butt joints opening up after thermal cycling. Los Angeles swings from 48°F winter mornings to 100°F+ summer afternoons. HardiePlank expands and contracts just enough that poorly flashed butt joints start to gap, especially on south-facing walls. Water gets behind the plank, the joint gets worse, and you’re looking at a repair inside of five years. We pull the affected planks, reflash with proper joint flashing, and reinstall to Hardie’s specified gap tolerance. The fix isn’t caulk. Caulk is what the last guy did.
  • HardiePanel vertical siding telegraphing stud lines on stucco-finish grade. HardiePanel comes in Smooth, Select Cedarmill, and Stucco finishes. The Stucco finish over standard 24-inch framing can read every stud after a few years of L.A. sun, especially on additions where the framing wasn’t dead straight. You see ghost lines running vertical every 16 or 24 inches. We’ve corrected this by pulling panels, shimming the framing plane, and reinstalling with the proper nail pattern. It’s tedious, but it’s the only fix that lasts.
  • HardieTrim boards wicking moisture at grade contact. HardieTrim (the 5/4 and 4/4 boards used for corners, fascia, and window surrounds) must sit at least 6 inches above grade per Hardie’s installation spec. We regularly see Los Angeles additions where a previous contractor buried trim boards right at the soil line. The bottom edge swells, delaminates, and starts to crumble. Our fix is cutting the trim back to spec, installing a proper flashing or a trim break, and replacing the damaged section with new HardieTrim primed on all six sides before install.
  • HardieSoffit panels sagging on wider eaves. HardieSoffit is rated for specific span limits. When a sunroom addition or a second-story bump-out pushes an eave past 24 inches without intermediate blocking, the soffit panels start to bow. Homeowners notice it as a wavy shadow line under the eave. We add the required blocking and reinstall, or we step up to a vented HardieSoffit profile that handles the span. Either way, the new work matches the old work.
  • ColorPlus finish fading unevenly on partially shaded Los Angeles walls. Hardie’s ColorPlus technology is a factory-applied baked-on finish and it’s solid, but it’s not immortal. In Los Angeles, we see walls where one half is in shade from a neighbor’s tree and the other half bakes in direct sun all afternoon. The UV exposure differential causes visible fade variation within a few years. On additions, we’ll spec the same ColorPlus color but order from the same batch, and we’ll level with you about which colors hold up better in the L.A. sun. Lighter colors fade less noticeably. That’s not marketing; that’s physics.

Our James Hardie Home Addition Contractor Process

Here’s how a James Hardie home addition runs at Lodgewick ADU Los Angeles, from the first call to the final walkthrough.

  1. 1
Site visit and measurement. We come out, measure the existing structure, check the foundation, verify the existing James Hardie product line and color, and talk through what you need the space to do. You get a written scope and a written price. No numbers delivered verbally and “adjusted” later.
  2. 2
Plans and permit assessment. Every home addition in Los Angeles requires permits, and we pull them. Russ Delmar learned at L.A. Trade-Tech that a permit pulled correctly the first time saves three months of grief. We handle the drawings, the submittals, and the inspections.
  3. 3
Material matching. We identify the exact James Hardie line on your existing walls. HardiePlank lap siding, HardiePanel vertical, HardieShingle, HardieTrim, HardieSoffit. We confirm the texture, the exposure, and the ColorPlus shade. Then we order matching product or source the closest available equivalent, and we tell you the difference before we order.
  4. 4
Framing and integration. We build the addition, tie the roofline and wall plane into the existing structure, and install the James Hardie siding, trim, and soffit to manufacturer spec. Flashing at every transition. Correct gap spacing at every joint. Proper fasteners, not whatever’s on the truck.
  5. 5
Inspection and finish. City inspection happens, then we walk the job with you. You see the matchout under daylight, not under a tarp. If something’s not right, we fix it before we call it done.
  6. 6
Written guarantee. You get the Kingswell Guarantee in writing: if the work fails within 365 days, we come back and make it right. Free. No argument.

What James Hardie Home Addition Contractor Costs in Los Angeles

A single-story rear room addition with tall windows and a new patio

Here are real numbers for Los Angeles, not “call for pricing” runaround.

Project Type Typical Range in Los Angeles
Room addition with James Hardie matchout (200 – 400 sq ft) $145 – $210 per sq ft
Second-story addition with full Hardie siding integration $210 – $280 per sq ft
Bump-out addition (kitchen or bath, 50 – 100 sq ft) $18,000 – $42,000 total
Garage conversion with James Hardie siding and trim work $110 – $175 per sq ft
Sunroom addition with HardieSoffit and HardieTrim $130 – $195 per sq ft

What moves the price: second stories cost more than single-story additions because of structural work. Matching an existing ColorPlus color costs less than a full repaint of the whole house, but if your existing siding is faded, the new section will look new. We’ll tell you that upfront. Foundation work on a hillside lot in Los Angeles can add real cost, and so can termite repairs we find once walls open up. You get a written price before work starts, and that price doesn’t change unless you change the scope. Call (213) 698-7116 and we’ll walk the site, no charge.
