Cover Garage Conversion ADU: The Los Angeles Owner’s Guide

If you own a Cover prefab ADU in Los Angeles and the garage-conversion cladding, flashing, or panel joint has started to fail, we stock Cover-compatible replacement components and can typically install them within 3 to 5 business days. Installed pricing for most Cover garage conversion ADU parts in Los Angeles runs between $275 and $1,850 depending on whether we’re replacing a single panel section, re-flashing a roofline transition, or addressing water intrusion at the slab-to-wall connection. Most homeowners discover the failure the same way: a soft spot near the base trim, a hairline crack radiating from a corner fastener, or paint bubbling where the original garage slab meets the Cover wall panel.

This page is written for Los Angeles owners who already have a Cover structure on their property and need the straight answer on what failed, what it costs, and whether it’s worth fixing now or waiting. We are an independent ADU contractor in Los Angeles, not a Cover dealer, and we work on these units regularly because the prefab panel systems have real-world wear patterns that show up differently in our climate than they do in NorCal or the desert.

Which Cover Models This Applies To

An attached garage converted into living space

Cover builds its accessory dwelling units, or ADUs (the standalone backyard homes and garage conversions that add living space without buying new property), around a steel frame with factory-cut wall panels that lock into place. The garage conversion product line, which Cover calls its Garage Conversion Series, uses a different panel-to-slab interface than the standalone backyard units. That matters because the failure we see most often in Los Angeles is not the panel itself, it’s the transition joint where the original garage foundation meets the Cover base channel.

To identify what you have, look for the serialized label on the steel frame inside the door track pocket or on the bottom rail of the exterior wall panel. Cover stamps the build year and the panel series into that label. If your structure was installed before 2021, you likely have the original Series 1 panel, which used a thinner gauge of aluminum trim at the roofline and a simpler lap joint at the panel seams. Series 2 and later units, which started arriving in Los Angeles around mid-2022, have a beefier Z-flashing at the top of the wall and a different clip profile at the floor channel. The aftermarket replacement panels we stock are cut to match the Series 2 dimensions but can be field-trimmed for Series 1 openings, which saves owners the 8-to-12-week lead time Cover currently quotes for OEM panel shipments.

Signs Your Cover Garage Conversion ADU Is Failing

  • Bubbling or peeling paint along the bottom 6 inches of an exterior wall panel. This is the classic Los Angeles signal that the base channel is holding water against the panel face. On the older Series 1 units, the weep holes in the base track were too small for our rainy season volume, and the panel skin wicks moisture up from the slab edge. The fix is a new base channel with larger weeps, plus repainting the affected panel.
  • A hairline crack running from any corner fastener in the exterior cladding. Cover panels expand and contract with the temperature swings we get between a Santa Monica morning and a Valley afternoon. When the installer over-torqued the fasteners, the panel skin has no room to move and cracks at the stress point. This one is a replacement panel, not a patch job.
  • Water staining on the interior drywall where the original garage roofline meets the Cover wall cap. The transition from an old garage roof to a new prefab wall is the most common leak point on converted garages in Los Angeles. The Z-flashing was either cut too short or the original roofer didn’t lap it under the old shingle course far enough. We re-flash this joint with a wider profile and seal it with a polyurethane caulk rated for 50 years.
  • A musty smell that comes and goes, strongest near the corner where the wall meets the driveway apron. This usually means the slab-to-channel seal has failed and water is running along the original garage floor slope into the wall cavity. Los Angeles garages are sloped toward the door opening by code, so any water that gets past the base channel runs straight into the unit. We fix this by removing the bottom panel, sealing the channel with a fluid-applied membrane, and re-installing with a compression gasket.
  • Visible rust staining around the steel frame bolt heads at the panel corners. The Cover steel frame is galvanized, but the fasteners aren’t always stainless on early units. Once the zinc is gone, the bolt head rusts and stains the panel. We replace those fasteners with stainless hardware and touch up the surrounding panel surface.

Replacement Cost & What’s Included

For Los Angeles Cover garage conversion ADUs, here’s what you should expect to pay, installed:

  • Single exterior wall panel replacement: $275 to $620
  • Base channel replacement with membrane sealing: $450 to $900
  • Roofline transition re-flashing: $380 to $750
  • Full cladding replacement on a one-car garage conversion (roughly 180 to 220 square feet of wall): $3,200 to $5,400
  • Corner fastener replacement with stainless hardware (all four corners): $180 to $350

The price range depends on access. A one-story garage with open clearance on all sides is the low end. A unit built tight to the property line, which Los Angeles zoning often pushes owners into, means we’re working from a scaffold or a narrow side yard, and that adds labor hours. Every quote we give in Los Angeles includes the part, the labor, the sealant, and the written guarantee. We don’t hand you a number that changes when the crew shows up. The 365-Day Done Right Promise applies to every replacement we install: if it’s not right, we come back and make it right, and that’s in writing before we start.

DIY or Call Us?

You can safely check a few things yourself: run a hose along the base of the wall on a dry day and watch where the water pools, look for cracked caulk at the roofline transition, and inspect the fastener heads at the panel corners for rust. That tells you what’s failing and gives you a clear picture to describe when you call.

What you shouldn’t do is pull a Cover panel off yourself. The panels are under tension from the frame clips, and once you free one corner, the panel can twist and kink the skin, turning a $300 repair into a $1,800 replacement. The steel frame is also load-bearing, and removing a panel changes how the structure distributes its weight until the new panel is seated. If you’re in Los Angeles and you’ve got a Cover garage conversion ADU that’s showing any of the signs above, call us at (213) 698-7116 and we’ll come look at it. The estimate is free, the diagnosis is honest, and we’ll tell you if it can wait.
